Signs your CPVC pipes are failing
CPVC does not corrode, but it gets brittle. In a Southwest Florida home built from the 1980s through the early 2000s, the signs are a yellowed or chalky surface, hairline cracks at fittings, a fitting that snaps when a valve is turned, and leaks that follow any contact with the pipe. One cracked fitting is a repair. The second one in a different place is the pipe telling you the rest is on the same schedule.
CPVC was the pipe that replaced polybutylene in Florida, and for two decades it was the default. The cream-colored rigid pipe is in a huge share of Lee and Collier County homes built from the 1980s through the early 2000s, and most of it has been fine. The problem is what it does at twenty or thirty years old in a hot attic. It does not corrode. It gets brittle, and brittle pipe fails at fittings, suddenly, usually right after someone touches it.

What healthy CPVC looks like, and what failing CPVC looks like
New CPVC is a uniform cream or pale tan with crisp printing along its length. As it ages the differences are visible where you can see the pipe: at the water heater, under sinks, in the garage, and in the attic.
- Yellowed or darkened color, especially on runs that have seen sunlight or attic heat. The pipe near a gable vent or a skylight goes first.
- A chalky or dull surface that leaves residue on your fingers. The outer layer is breaking down.
- Hairline cracks radiating from a fitting. Look closely at the shoulder of each elbow and tee, where the pipe enters the socket. Fine white lines that follow the pipe’s length are stress cracks.
- White crust or mineral tracks below a joint. A joint that has been weeping slowly, drying, and weeping again.
- A fitting that flexes instead of feeling solid, or one that snaps when a supply line is tightened.
If you find one of these, resist the urge to poke at the others. Brittle CPVC often fails at the exact moment someone tests it.
Why it fails here, specifically
CPVC is rated for hot water inside the pipe. What it does not love is decades of heat from the outside, and a Southwest Florida attic delivers that every summer afternoon. Heat accelerates the aging of the plastic, and the pipe slowly loses the flexibility that lets it absorb a bump, a pressure surge, or the twist of a valve handle.
Add a few local factors:
- Attic routing. On a slab home the hot and cold lines run through the attic, so most of the system lives in the hottest part of the house.
- Sunlight. UV through a vent or a roof penetration weakens CPVC quickly. An exposed run behind a hose bib on a sunny wall is a frequent leak spot.
- Chemical contact. Certain thread sealants, spray foam insulation, some pest control products, and petroleum-based anything can attack CPVC and cause cracking months later. Foam sprayed around pipes during a re-insulation job is a common story.
- Hard water and pressure. Not a cause on their own, but a system running at high pressure with mineral scale at the fittings gives brittle pipe less margin.
The leak that follows any contact
The most common CPVC failure story in an older home goes like this. Someone replaces a toilet or a faucet, or a plumber replaces a water heater, or a handyman swaps a hose bib. The work goes fine. Days or weeks later, a fitting a foot away from where they worked cracks and starts to leak. Nothing was done wrong; the pipe simply could not take the small movement.
That is the signature of a system near the end. A pipe that leaks when it is touched is a pipe that will leak when the pressure spikes, when a washer valve slams shut, or when the attic hits its afternoon high.
Spot repair or repipe?
A single cracked fitting on CPVC that is otherwise healthy is a repair: cut out the section, glue in new pipe and fittings, done. The trouble is that a repair on brittle pipe stresses the old material on both sides of the new joint, and a second crack often appears nearby within months.
The rough rule most plumbers use:
- One failure, pipe looks good elsewhere: repair it, and note the date.
- A second failure in a different room, or a fitting that cracks under normal handling: the rest of the system is on the same schedule. Plan a repipe rather than chasing leaks.
- Any failure in an attic run above a finished ceiling: the repair is a stopgap, because the next one will come through drywall.
A repipe replaces every supply line, usually with PEX through the attic, and abandons the old CPVC in place. Old CPVC never has to be removed from the walls.
What to do in the meantime
Until the pipe is replaced, treat it gently:
- Know where the main shutoff is and make sure it turns. If the main valve is itself CPVC and stiff, do not force it; a plumber will replace it.
- Avoid unnecessary contact. Do not hang things on exposed pipe, and tell anyone working near it, including electricians and insulation crews, that it is brittle.
- Keep chemicals off it. No foam, no sprays, no sealant on CPVC except products labeled for it.
- Check the ceiling under the attic after hot afternoons and after any pressure event, like the utility flushing hydrants on your street.
Where the line is
Finding the signs is homeowner work. Anything beyond that is not. Cutting into old CPVC, gluing a new joint in a hot attic, and getting the pressure right without cracking the next fitting is a licensed plumber’s job, and a repipe is permitted, inspected work. A spot repair done wrong on brittle pipe simply moves the leak a foot down the line.

Common questions
How do I know my pipe is CPVC and not PVC or PEX?
CPVC is cream or light tan, rigid, with printing along it that says CPVC and a hot water rating. White rigid pipe is PVC, used for drains and irrigation, not for hot supply. Flexible tubing in red, blue, or white is PEX. Gray flexible pipe with plastic or copper fittings is polybutylene, which is its own conversation. Look at the water heater, where all of them are easiest to see.
Can a plumber replace just the fitting that cracked?
Yes, and on a young system that is the right call. On old, yellowed CPVC the cut and the new glue joint stress the pipe on either side, and the next crack often shows up nearby within months. A plumber will tell you when a spot repair has become a bad bet and a repipe is the better spend.
Does hard water or chlorine cause CPVC to fail?
Not directly. CPVC handles our chlorinated, hard water well; that is why it replaced polybutylene here. Its failures are mechanical: age, heat, stress at fittings, and exposure to certain chemicals. A brittle pipe in a hot attic is the whole story in most Southwest Florida homes.
