Van Franey Plumbing

Estero Plumbing Services

Estero sits right between our Fort Myers shop and Bonita Springs, and Van Franey Plumbing has served it since the village was mostly pasture along Corkscrew Road. Today it is newer construction, gated communities, and condo buildings from US 41 out past Miromar, and a licensed Van Franey plumber can be at your gate the same day, 24 hours a day.

Call (239) 851-0207 for an emergency or to schedule a visit.

Water heaters in 15 to 20 year old homes

Much of Estero was built in the early 2000s, and the original water heaters in those homes are at or past the end of their life. We replace tank heaters in place and, where the gas or electrical service allows it, upgrade to a tankless water heater that frees up the garage or utility closet and stops the standby loss on a home that sits empty half the year. Every replacement is permitted, strapped, and set to code, with a new pan and shutoff.

The same era of construction means original supply lines, angle stops, and faucets and disposals are reaching the age where they fail. We handle those repairs and full repipes when a home has had more than one pinhole leak.

HOA, condo, and gated communities

Estero's gated communities along Corkscrew Road and US 41 run on HOA rules, gate access, and community irrigation, and we work inside them every week. For associations and their management companies we provide annual backflow testing on the domestic, fire, and irrigation devices, with the test reports filed the way the water utility requires. Boards and managers can reach one office for priority scheduling and clean invoicing across every building in the community.

For homeowners inside the gate, we coordinate with the gatehouse and the HOA's vendor rules so a service call does not turn into a paperwork problem.

Seasonal residents

A large share of Estero is here from November to April. Before you leave for the summer we can shut off and drain what should be drained, and when you return we can be the first call if something has been dripping since spring. We offer leak diagnostics for the water bill that came in high while nobody was home, and video camera inspections when a slow drain has been slow for months.

Well water toward the east

Past the developed stretch of Corkscrew Road, homes and small acreage lots still run on private wells. We service well pressure tanks, pumps, and the softening and filtration equipment that keeps well water from staining fixtures and shortening the life of a water heater.
