Do I need a whole-house water pressure regulator?
Screw a gauge onto a hose bib and read it. Household plumbing and appliances are designed for roughly 40 to 80 psi; if you read higher than that, or the pressure swings widely through the day, a pressure reducing valve on the main line protects every fixture, hose, and appliance downstream. Once a PRV or backflow device makes the house a closed system, the water heater also needs an expansion tank.
Water pressure is the one plumbing number most homeowners never measure. Too little and the shower is disappointing. Too much and every faucet, toilet, supply line, and appliance in the house wears out early, quietly, over years. High pressure does not announce itself. It shows up as a dripping relief valve, a running toilet, a burst washing machine hose, and a water heater that did not make it to year ten.
A pressure reducing valve, called a PRV or a pressure regulator, is the fix.
Test the pressure with a hose bib gauge
A hose bib pressure gauge is an inexpensive brass dial with a garden hose fitting.
- Screw the gauge onto an outside hose bib, ideally one close to where the main enters the house, and hand tighten.
- Make sure no water is running in the house, including irrigation and the ice maker.
- Open the hose bib fully and read the dial. That is your static pressure.
- Read it again at different times: early morning, mid afternoon, and late evening. Utility pressure often rises at night when the neighborhood stops using water.
- If the gauge has a red needle that records the peak, leave it on overnight and check the high mark in the morning.
Household plumbing and appliances are designed for a working pressure up to about 80 psi. A reading between 50 and 70 is comfortable. Above 80, the plumbing code generally calls for a regulator, and everything that holds pressure in your house is being stressed. A reading that swings 20 psi or more through the day means the utility pressure is variable, another reason for a regulator.
On a private well the pressure is set by the pump’s pressure switch, typically cycling within a 20 psi band, and a PRV is rarely the answer. A well that reads high or chatters is a pressure switch or tank problem.
What high pressure does to a house
- Leaks. Every compression fitting, supply line, and cartridge seal is holding back more force than it was rated for. Braided supply lines under sinks and toilets fail sooner, and CPVC from the 1980s and 90s, already brittle after decades in a hot attic or garage, cracks at fittings.
- Appliance failure. Washing machine inlet valves, dishwasher solenoids, ice maker valves, and water heater tanks all carry an 80 psi ceiling, and manufacturers deny warranty claims on failures traced to high pressure.
- Water hammer. The bang when a solenoid valve or a quick-closing faucet shuts off is a pressure wave. Higher pressure makes a bigger wave, which loosens fittings and hammers valves.
- Relief valve drips. The temperature and pressure relief valve on the water heater opens at 150 psi. A house at 90 psi that spikes when the heater runs will see the relief valve weep, a symptom people chase for months.
- Running toilets. Fill valves are rated for a range; above it they fail to seat and the toilet refills on its own.
How a PRV works and where it goes
A PRV is a spring-loaded valve with a diaphragm. Utility pressure pushes on one side, a spring pushes on the other, and the valve throttles flow to hold a set pressure downstream regardless of what the street delivers. An adjustment screw on top compresses the spring to raise or lower the setting.
It installs on the main line after the main shutoff and after the backflow preventer if the house has one, and before any filtration, softener, or water heater, so everything in the house sees regulated pressure. Most have a built-in strainer that catches sediment and needs occasional cleaning.
Closed systems and the expansion tank
Before a PRV, water heated in the tank could expand back toward the street. A PRV, like a backflow preventer, has a check function that stops that. The house becomes a closed system, and when the water heater fires, the water has nowhere to expand. Pressure climbs sharply until something gives, usually the relief valve.
A thermal expansion tank on the cold side of the water heater solves it. It is a small steel tank with an air bladder that absorbs the expansion. Florida water heater installations generally include one whenever the house has a PRV or backflow device, and inspectors look for it on a water heater permit. If you add a PRV to a house without an expansion tank, add the tank in the same visit.
Signs the PRV is failing
PRVs last around 10 to 15 years, and our water shortens that. The diaphragm hardens, the seat scales, and the strainer clogs. Symptoms:
- Pressure creeps up overnight or when no water has run for hours. The seat is no longer holding, and the house drifts toward street pressure.
- Pressure fluctuates while a fixture runs, or pulses in the shower.
- Low pressure everywhere at once with good pressure at the street, which means a clogged strainer or a collapsed diaphragm.
- Noise. A hum, chatter, or moan from the valve area when water runs.
- The adjustment screw does nothing. Turning it should change the gauge reading; if it does not, the valve is done.
- Water at the valve. A weep from the bell cap means the diaphragm has failed.
Adjustment, and where DIY stops
Reading the pressure and reporting the numbers are yours to do. Adjusting an existing PRV is within reach for a careful homeowner: loosen the locknut, turn the screw a quarter turn at a time while watching a gauge, retighten, and stop if it does not respond.
Installing or replacing a PRV is licensed work. It means cutting into the main line, matching pipe material, adding the expansion tank, and in some jurisdictions pulling a permit, and getting it wrong leaves the house either unprotected or starved.

That is a thermal expansion tank. When a PRV or backflow preventer closes the system, heated water has nowhere to expand and pressure spikes. The tank absorbs that expansion. Florida installers add one whenever the house is a closed system, and it protects the heater and the relief valve.
