Tired of waiting for hot water? Recirculating pumps explained

Short answer

Hot water is slow because the pipe between the heater and the faucet is full of cooled water that has to be pushed out first. A recirculating pump keeps hot water moving through the loop so it is at the tap within seconds. It runs on a dedicated return line or on a crossover valve under the far sink, and a timer or demand button keeps it from running all day. It trades some energy for the convenience.

You turn on the shower in the master bath, and then you wait. In a slab home with the water heater in the garage, the master bath is often at the far end of the house, and the hot water pipe between them runs through the attic and down the wall. Every time you open the tap, the cooled water sitting in that pipe has to run down the drain before the hot water behind it arrives. A gallon or more of water, a minute or more of waiting, several times a day.

A recirculating pump fixes the wait by keeping hot water moving through the pipes so it is already at the far tap when you open it. There are two ways to build the loop, and a couple of ways to keep it from costing you.

Why the wait happens

The heater is not slow. The pipe is long. A 3/4 inch hot water line holds roughly two gallons per hundred feet, and a house with the heater in the garage and the bathrooms on the opposite side can have that much pipe between them. Slab construction makes it worse: the lines cannot take a short route under the floor, so they go up into the attic, across, and back down, and the attic run cools quickly after each use even in summer. Low flow faucets and showerheads, which move less water per minute, stretch the wait further.

Two ways to build the loop

  • A dedicated return line. The right way when the walls are open. A separate pipe runs from the farthest fixture back to the water heater, and a small pump on that line keeps hot water circulating in a closed loop. Cold water stays cold, the loop can be insulated end to end, and the pump can be small and quiet. It is standard in new construction and easy to add during a repipe, and a large job to retrofit into a finished slab home because it means a new attic run.
  • A crossover valve system. The retrofit answer. A pump mounts at the water heater on the hot outlet, and a thermostatic valve goes under the farthest sink, bridging the hot and cold lines. When the pump runs, it pushes hot water out through the hot line and back to the heater through the cold line until the valve senses warm water and closes. No new pipe. The trade-off is that the cold line at that sink and any fixture between runs warm for a bit after the pump cycles, which some people never notice and others find annoying.

Timers, demand buttons, and the energy trade-off

A pump running around the clock keeps the whole loop hot around the clock, and every foot of pipe sheds heat that the water heater has to replace. That is the real energy cost, not the pump motor. The fixes:

  • A timer. The pump runs during the morning and evening hours when the house uses hot water and rests the remainder of the day. Most pumps have one built in.
  • A demand button or sensor. The pump sits idle until someone presses a button by the sink, or a motion sensor in the bathroom trips it. It runs for a minute, delivers hot water to the loop, and shuts off. This is the lowest energy option and the one that suits seasonal residents, since nothing runs while the house is empty.
  • Insulation. Foam sleeves on every accessible hot water line in the garage and attic cut the loss on any of these systems.

Tankless heaters need the right pump

A tankless water heater turns on when water flows through it. A recirculating pump makes water flow, so the heater fires every time the pump runs, and a pump that is not matched to the unit can short cycle it, throw error codes, or shorten its life. Most current tankless units either have a recirculation mode built in with a dedicated port, or the manufacturer specifies which external pumps and valves are approved. Use one of those, set up the way the manufacturer describes, or the warranty and the heater both suffer.

If you are repiping anyway

Southwest Florida homes from the 1980s and 90s with polybutylene or failing CPVC are repiped in PEX every week of the year, and a repipe is the one moment when a dedicated return line adds little to the job: the attic is already open and the new lines are being run anyway. If you are planning a repipe and the far bathroom wait bothers you, say so before the plumber writes the estimate. Adding the return line later means opening the attic and the walls a second time.

Noise, wear, and what you can do yourself

A recirculating pump is a small motor running for hours a day. A quality pump on a timer is nearly silent; a cheap one or one running dry hums and eventually fails. Constant circulation also moves water through the heater and the loop far more than normal use, which wears the pump, adds mineral scale in hard water, and on a tank heater means more cycling. Timers and demand controls address most of that.

The homeowner part is modest. You can insulate the accessible hot water lines, set the timer hours to match the household, and swap a crossover valve under an easy sink. Cutting into the water heater piping, wiring an outlet near it, connecting to a tankless unit, or running a return line through the attic is licensed plumbing work.

Common questions

How long should it take for hot water to reach the tap?

It depends on the length and size of the pipe. A bathroom on the far side of a slab home from the garage heater can hold a gallon or more of cooled water in the line, which is a minute or more at a low flow faucet. With a recirculating pump on a timer, it is a few seconds during the hours the pump runs.

Does a recirculating pump raise my electric bill?

The pump itself draws very little. The cost is the heat lost from the pipes while hot water circulates, which the heater replaces. A pump that runs around the clock loses the most; a timer or demand button cuts that to a small amount. Insulating the accessible hot water lines helps more than most people expect.

Can I install a crossover valve kit myself?

The under-sink valve is a homeowner level job on an accessible sink, but the pump at the heater connects to the water heater plumbing and needs an outlet nearby, and on a tankless heater the wrong pump causes problems. Have a plumber size and set it up; the valve itself is the easy part.
