Ficus roots and your sewer line: the Southwest Florida clog nobody warns you about

Short answer

Roots do not break into a sound pipe. They find a joint that leaks and follow the water in, and in Southwest Florida the root belongs to a ficus, a strangler fig, an oak, or a large palm more often than anything else. Gurgling, backups that keep coming back, and a green stripe over the line are the signs. A camera shows where the roots got in and which fix the pipe needs.

The grass over the sewer line is the greenest patch in the yard. The toilet gurgles when the washer drains. Every few months a drain backs up, a plunger fixes it, and then one day the plunger does not. Somewhere between the house and the street a root has found your pipe, and in Southwest Florida that root belongs to a ficus more often than anything else.

Why ficus, and why the joints

Ficus is the hedge of choice in Fort Myers, Cape Coral, and Naples because it grows fast and fills in thick. The same thing that makes it a good hedge makes it a bad neighbor to a pipe: a shallow, wide, aggressive root system that lifts sidewalks and pool decks. A strangler fig does the same at a larger scale, and live oaks and the big palms send roots a long way in search of water.

Roots do not bore into a sound pipe. They follow moisture, and a sewer line is warm, wet, and full of nutrients. In the dry season, from about November to May, the only dependable water in a yard may be the little that leaks from a joint in the sewer line. A root hair finds that leak, enters a gap thinner than a thread, and then thickens. Fed constantly, it grows along the flow inside the pipe, and the swelling root at the joint pries the gap wider every year.

How roots get into each kind of pipe

  • Cast iron. Homes built before about 1975 have cast iron drains with hub joints packed with oakum and lead. The lead holds but the oakum rots, the iron corrodes, and the joint opens. The bottom of the pipe also channels out with age, which is a second way in.
  • Clay. A few older neighborhoods have clay laterals: short sections, many joints, and mortar or rubber seals that give up. A root buffet.
  • PVC. A properly primed and glued PVC joint is root-tight for the life of the pipe. The ones that fail were dry-fit and never glued, glued without primer, or pulled apart when the sand under them settled. A root does not need to get inside to do damage either; a stump under a shallow PVC lateral can lift or crush it.
  • The transition. Where old cast iron meets a newer PVC lateral, often at a rubber coupling, is a common entry point.

The symptoms

  • Gurgling from a toilet or tub when another fixture drains.
  • Backups that come back, closer together each time. A plunger or a cable clears them, and the roots grow through the hole again.
  • A green stripe or lush patch over the line in dry season, or a wet or sunken spot.
  • Sewer smell in the yard.
  • Backups after heavy rain. Rain enters the same open joints the roots did and overloads the line.
  • A ficus hedge, a strangler fig, or a big oak within about 20 feet of the line. If you have that and any symptom above, you probably have roots.

What the camera shows

A sewer camera is a waterproof head on a push rod, fed in from the cleanout, with a transmitter that a locator on the surface can find. It shows where the roots are, measured in feet from the cleanout and in depth below grade, and how they got in: a gap at a joint, a crack, a broken hub, a separated coupling. It shows what the pipe is made of, whether it is still round, and whether there is a belly holding water. The locator marks the spot on the lawn with paint.

That mark is the difference between a repair and an excavation. Without it, cutting the roots is a guess about how long until next time.

The options, from least to most

  1. Root cutting. A cable machine with a root cutter restores flow. The roots regrow from the same joint, and how fast depends on the tree and the gap. This is maintenance, not a fix, but it is a reasonable choice for a homeowner with one tree they intend to keep.
  2. Jetting after cutting. The high-velocity jetter strips the fine roots the blades miss and washes the cuttings out, which gives the camera a clear view of the joint. Not on thin cast iron.
  3. Spot repair. Dig at the marked joint, cut out the section, and replace it with PVC and proper couplings. The right answer when the camera shows one entry point and sound pipe on both sides. In the yard, this is a day’s work; under a driveway or the slab it is more.
  4. Lining. A resin-soaked liner is pulled into the existing pipe and cured in place, sealing every joint without a trench. It needs a pipe that is still round and slightly reduces the diameter; a collapsed or badly offset section cannot be lined.
  5. Replacement. A new PVC lateral from the house to the connection. The answer when the camera shows roots at many joints, channeled cast iron, or several breaks. On a pre-1975 house this is also what a buyer’s inspector tends to ask for.

None of this is homeowner work. What you can do is find the cleanout, note the symptoms and when they happen, and identify the trees near the line before the camera goes in.

Trees, placement, and foaming root killers

Removing the tree removes the pressure. The roots already in the pipe die, but they stay there and keep catching paper until they are cut out. Keep ficus, strangler fig, and large oaks well away from the lateral, and when you plant, ask for the locator mark first. Stump grinding near the line can crush a shallow pipe, so tell the tree crew where it runs.

Foaming root inhibitors exist, and they can slow regrowth after a cutting by coating the pipe wall. They do not remove roots that are already there, they do not close the joint, and copper sulfate products in particular are hard on septic tanks and on the tree you may want to keep. Treat them as a maybe, after the camera, not as a substitute for finding out what the roots got into.

Common questions

Will cutting the roots damage the pipe?

A root cutter sized to the pipe cleans the roots back to the wall without harming sound pipe. The joint they came through is already damaged, and the camera afterward shows how much. In thin cast iron the cutter is run gently, because the roots may be filling a gap the pipe itself has lost.

The tree is the neighbor's, or it is on the county right of way. Whose problem is the pipe?

The lateral on your side of the connection is yours to maintain regardless of whose tree found it. Whether the tree owner shares the cost is a question for the association, the utility, or an attorney, and the camera footage with the location is what that conversation runs on.

How often will the roots come back after cutting?

It depends on the tree, the size of the gap, and how much water leaks at the joint. Some lines need a cutting every year, some go longer. The camera after each cleaning tells you how fast they are returning, and at some point a repair costs less than the schedule.
