City water vs well water: two different treatment problems
City water arrives disinfected and tested, so treating it is about taste, smell, dry skin, and the scale that shortens the life of your water heater and fixtures. Well water arrives exactly as the ground gives it to you, so treating it starts with a lab test for bacteria, iron, sulfur, hardness, tannins, and pH, and the equipment is chosen to match. The two problems call for different stacks, and gear built for one does little for the other.
Two houses a few miles apart can have nothing in common when it comes to water. One sits on city water in Cape Coral or Fort Myers and gets a utility bill every month. The other sits on a private well in Lehigh Acres, Alva, Buckingham, or the eastern edge of Estero, with a pump and a pressure tank in the garage and no bill at all. The first homeowner is dealing with chlorine taste and scale. The second may be dealing with bacteria, iron, and a smell that clears the kitchen.
Treatment equipment is built for one problem or the other. Before you buy anything, know which problem you have.
What city water brings into the house
By the time city water reaches your tap, the utility has pulled it from the aquifer, treated it, disinfected it, tested it, and published the results in an annual report. Safety has been handled. What is left is the stuff that standards do not cover.
- Disinfectant. Chlorine or chloramine keeps the water safe through miles of pipe. It is what you taste and smell, and it dries skin, flattens hair, and wears out rubber seals in faucets and appliances.
- Hardness. Calcium and magnesium dissolved from limestone. The amount depends on how your utility treats its water, but most Lee and Collier County city water carries enough to leave spots on glass and scale in the water heater.
- Occasional sediment. A main break, hydrant flushing, or construction can send a little grit or discolored water down the line for a day.
None of that is a health problem. All of it is a comfort and appliance problem, which is why city water treatment is mostly about making the house nicer to live in and the water heater last longer.
What well water brings into the house
A well delivers whatever is in the ground under your lot, untreated, with nobody watching it but you. In Southwest Florida that list commonly includes:
- Bacteria. Total coliform is the screening test, and E. coli is the one that matters. Shallow wells and wells near septic drain fields are the most exposed, especially after flooding.
- Iron. Orange or brown stains in sinks, toilets, and the shower, and a metallic taste.
- Hydrogen sulfide. The rotten egg smell, strongest at the hot tap and first thing in the morning.
- Hardness. Often higher than city water, since nothing has softened it.
- Tannins. Tea colored water from decayed plant matter, common in low, wet areas.
- Sediment. Fine sand or silt from the well itself.
- pH. Acidic water eats copper, leaving blue-green stains and pinhole leaks. Very alkaline water pushes scale.
A well can have two of these or all seven. That is why the next step is not a catalog. It is a test.
Why a well needs a test before any equipment
Every piece of well treatment equipment is sized and chosen against numbers: how much iron, how much hardness, what pH, whether bacteria are present. Guessing gets expensive. A softener installed on iron-heavy water fouls its resin in months. A carbon filter installed on sulfur water is spent in weeks. An ultraviolet light installed on cloudy water cannot do its job because the light cannot reach the bacteria.
Have a lab run a full panel: coliform and E. coli, nitrate, hardness, iron, manganese, hydrogen sulfide, pH, total dissolved solids, and tannins. Retest after a storm surge, a flood, or any work on the well. Then treat what the test found, in the right order.
The city water stack
For city water, the stack is short and the goal is comfort plus appliance protection.
- Sediment prefilter. Optional, but it catches grit before it reaches finer equipment.
- Carbon filter. Removes chlorine, and with catalytic carbon, chloramine. This is the piece that fixes taste, smell, skin, and hair.
- Salt-free conditioner or water softener. The conditioner keeps hardness from sticking as scale and needs no salt or drain. The softener removes hardness outright and gives the softest feel, at the cost of salt and a drain connection.
- Reverse osmosis at the kitchen sink. Optional, for the cleanest drinking and cooking water.
That first three-part combination is what most city-water homes in Fort Myers, Cape Coral, Bonita Springs, and Naples end up with.
The well water stack
For a well, the stack is longer, the order matters, and each stage protects the one after it.
- Sediment filter. Sand and silt out first, so nothing downstream clogs.
- pH correction. If the water is acidic, a neutralizing filter raises it before it can corrode your pipes and your equipment.
- Iron and sulfur removal. An oxidizing filter, often with air injection, turns dissolved iron and hydrogen sulfide into particles it can trap and backwash away. This is the stage that ends the stains and the smell.
- Water softener. Now that iron is out, the softener handles hardness without fouling.
- Carbon or tannin filter. For lingering taste, color, or odor.
- Disinfection. Ultraviolet light or chlorination if the test found bacteria, placed where the water is already clear.
- Reverse osmosis at the sink. For drinking water, same as on city water.
Most wells do not need every stage. The test decides which ones you skip.
Where DIY ends
On either kind of water, changing cartridges, adding salt, and sending a sample to the lab are homeowner jobs. Installing the equipment is not. Whole-home treatment means cutting into the main line, adding a bypass, and usually running a drain and a power outlet, which is permitted plumbing work in Florida. On a well, the pump, pressure tank, and pressure switch are their own specialty, and a system installed in the wrong order is one of the most common service calls we see.

Common questions
Is well water in Southwest Florida unsafe to drink?
Not by default, but nobody is checking it for you. Shallow wells near septic systems can pick up bacteria and nitrates, and deeper wells often carry sulfur, iron, and hardness that are unpleasant rather than dangerous. A lab test is the only way to know which you have, and it is the first step before any equipment.
Can I use the same filtration system on a well that my neighbor uses on city water?
Usually not. A carbon filter and a salt-free conditioner are built for disinfected city water. On a well they foul quickly with iron and do nothing for bacteria or sulfur. Well systems start with sediment, iron and sulfur removal, and often disinfection before any of the city-water pieces make sense.
My city water already meets standards. Why treat it at all?
Because meeting drinking water standards says nothing about hardness, chlorine taste, or what the water does to a water heater over ten years. City water treatment is about comfort and appliance life. If none of that bothers you, you may not need anything beyond a good drinking water filter.
